We primarily focus our services in the residential single family homes, townhomes and condos.
We are open for business from 9:00am to 5:00pm weekdays. After hours and on weekends, we always have an emergency contact on call and available.
We provide your tenant with an EMERGENCY 24/7 live customer service hotline for emergencies. A qualified contractor will be sent out to address the situation. In addition our company provides 24/7 online access to residents where they can make maintenance requests through their portal.
With our specially designed property management software, property owners can access their bookkeeping online through the “Owner Login” on our website or we can promptly send you detailed property reports periodically. Such reports are:
- Detailed profit and loss statement and comparison
- Fiscal year budget reports
- Detailed rent roll reports
- Security deposit reports
- Late rent report
- Account Payable report- including vendors, hoa and mortgage payments paid history
-Tax withholding escrow balance information for end of year
We will only mail out your distribution check or deposit your distribution check electronically. We will email the monthly statement to you.
Yes - if you choose to. Simply let us know of how you would prefer to be set up for your portfolio. We can 1099B at the end of year. Must owners even choose to have us handle their HOA, MTG payments and tax withholding so they are reflected on the reported 1099 amount and documented in your monthly reports accordingly. Yes. In addition to this we pay our vendors directly that we employ on your behalf and post all bills to your portfolio. Must owners that choose to have pay their HOA and or mortgage and or tax with holdings for taxes truly take advantage of having their online portal be a one stop shop all 24/7 access to their investment property.
