Property Management Made Simple

For our property owner and investors that are getting started with their first property or already bring a portfolio of properties to be professionally managed, and they need full service.  

 

COST STRUCTURE:


  1. MANAGEMENT FEE:  Agreed monthly management % 
  2. LEASE RENEWAL: $25.00 (3 to 12 month leases).
  3. TERMINATION FEE: $0.00.


TERM: 6 to 24 months.

INCLUDES:  

  • All services included in our Rental Listing Services package and,  
  • Full professional deep cleaning before tenant move in
  • AC filter delivered direct to resident as needed
  • Appliance Warranty Service*(partner Broward Factory Service)
  • Seamless tenant transition into our system including thorough welcome letter with rules and regulations, move in inspection & portal setup for payments and reports
  • Tenant secured cash payments through RentMoney® – voucher system honored at all Walmarts.
  • Management of tenant relationship and disputes
  • Collection procedures and evictions, if needed
  • 24/7 Online Portal Dashboard access
  • 24/7 Live Emergency Maintenance Hotline 
  • Owner monthly and annual statements
  • Owner payment options; checks or electronically
  • Annual lease review and recommendation of potential rent increases as market conditions permit
  • Records maintenance
  • Rental licenses and code compliance
  • Security Deposit Escrow management 
  • Capability to withhold money in escrow for end of year taxes
  • End of year 1099s statement
  • Online tenant rent payments and statements.  Tenant may pay with major credit cards, checking account or checks


*Available for $25/month.  Covers all analysis service call, labor costs & parts as described in our partners Silver Package which includes A/C & Heating pump unit (up to 5 Tons)Water Heater (up to 50 Gallons) Thermostat, Refrigerator, Ice Maker, Oven/Range, Dishwasher, Garbage Disposal, Washer & Dryer.  Does not cover emergency calls.  


ON-BOARDING FEE: In addition to all Rental Listing Services package this fee will cover all system setup costs, inspections, property cleaning & staging, ac filters, tenant welcome materials.


*RE-LEASING FEE: As per your listing agreement, this one-time fee is for leasing or re-leasing a property when it becomes vacant. It covers staging the property, listing the property as available for rent, showing it to prospective tenants, providing applications, screening prospective tenants, preparing the lease, and moving the tenant in. 


MANAGEMENT FEE: This fee covers day-to-day operations such as communicating with renters, collecting & processing rents, processing owner's distributions and reports, end of year taxes, conducting inspections and responding to maintenance & repair requests. 


LEASE RENEWAL FEE: This fee is charged when renewing the lease for an existing tenant. Fee continues to cover costs incurred for annual services & admin processing time to issue new lease.


TERMINATION FEE: $0.00.  This is our service guarantee.  No exceptions! 


PORTFOLIO MINIMUM: We maintain a $100.00 portfolio minimum. 

per property for maintenance contingencies.  Minimum may vary depending on owner's needs for tax withholding purposes, HOA fees and or mortgage payments.


 Oasis Capital Solutions LLC reserves  the right to change its service offerings and prices in whole or in part, at any time, at its discretion or as required by applicable law, regulation, or governing/accrediting body
